This establishment is a mixed bag, but still worth the stay. From top to bottom (best to worst) here are the details:
Location: right on the Belvedere overlooking the sea, just like the name says. Foot steps away from the main piazza, restaurants, shops, etc. Access to the beach on foot or via bicycle is a bit tricky to find but once you do, you realized how ingenious this town is. In that sense the city of CampoFelice di Roccella could do a much better job posting these access points - which should exist in 5 key places however none do now.
Service: Staff is young and very friendly but lack experience in the hospitality industry and are therefore unable to assume, predict, nor respond to customers needs. They were good at answering emails (in Italian), but seemed to favor WhatsApp or Telephone. Prices originally quoted were above what is on their own website booking engine and 3rd party services like booking.com, however when pressed they were agreeable to lower room rates after 6 rounds or negotiating however would not accept credit-card payment, and seemed reluctant to give a receipt when cash was given. Staff mainly speak Italian, and sparse english, but tried to be helpful. Staff is not present on the weekends at all and maintain daytime hours only on weekdays. Staff should do a better job of learning about their guest and offering suggestions on where to go, what to do, and further personalized the experience. In return they would learn valuable information needed to succeed in all seasons.
Room: the building is brand new build from the ground up with the last regulations and modern convinces. One of the great features of this, unlike most older structures in town and all across Sicily, is the floor to ceiling windows and doors with the most modern hinge systems to open and close smoothly at many different angels. The glass too is double-paned, which means finally no shutters on this structure yet great insulation and sound protection. Unfortunately the new smell odor is still there polyurethane or a bit chemically. On the balcony is a clever wash line to dry close without neighbors seeing (characteristic of old Sicily).
Shower: water pressure seemed very low only in the shower. I mentioned this to staff who did not offer any solutions. On second shower, I decided to removed the heads on both spickets and discovered immense amounts of calcium deposits clogging the nozzles which I cleaned out and then it worked better.
Amenities: there is a hot water kettle in the room however there is no cups nor tea nor teapot. when management was asked, they were unable to supply any. I was able to get a stryfoam cup from the cafe across the street, however when i made water in the kettle, it was contaminated by the kettle itself - both plastic bit were found in the water along with corrosion from the metal elements. This after making 20 kettles to see if the situation would improve.
Use of Space: Desk is adequate but too small. This is the only table space in the room. there are no drawers either. The room is plenty large enough however no thought at all went into the layout of the room. Chair is comfortable however very heavy with no pads on its feet which as a result score the floor and make a deafining noise when moved.
Darkness: LED lights glare from some electronic units which should have been better placed or these lights should be covered up.
Lighting: in the room is bright which, yet should be a warmer tone of bright golden to reduce the anticipate feel.
Breakfast: is handled by a cafe across the street which only allows for a cornetto & cafe; nothing healthy. The restaurant located on the ground floor of B&B Belvedere is under separate ownership, yet given its location, not be used in the morning, would be ideal for a breakfast buffet.
Elevator: stops 5 steps short of the ground floor, in a new building, which is not very well thought out.
Steps: some staircases do not have guardrails lining them which means that someone could slip and fall off.
Smoking: should not be allowed here
I really loved this place! Very clean and convenient. They opened up for us as we came in late and it was just a hidden gem.

Great location .clean ,renewed, tidy ,view to the sea . Breakfast is minor here.
Structure located in an exclusive point of the town, where from the terrace you have a breathtaking view, both day and night. The rooms are fantastic, very spacious and modern, clean and comfortable. New windows and everything else new, which offer maximum thermal and above all acoustic insulation. The manager is very nice, helpful and easy-going.
We had a great time, high value for money! Highly recommended! We will definitely be back!
