Terry is absolutely insane.. I used to live in the only apartment in the building. He evicted me a few days before my lease was over. Changed the locks and threw away "all" of my belongings inside. I found most of my stuff in the dumpster on the side of his building with his workers rummaging through it. After I contacted him he told me everything was out there and it wasn't his responsibility. I collected what I could and didn't push the issue because he still had my security deposit. A month after I moved out I went back to the building to drop off a second set of keys that he was threatening to deduct from my security deposit. Upon entering the newly renovated lobby I found the rest of my stuff that he claimed was "thrown away" being used as furniture and decoration. He literally stole my couches and plants to put in his lobby! His nickname around the building is "Slum Lord", and there are YouTube videos of him harassing tenants...
The owner, Terry Zeman, is remarkably inconsiderate and unprofessional. I moved in in February 2017. A few weeks into my lease, I heard a shouting match between a tenant’s mother and Terry in the hall. Terry had evicted the guy in the unit across from me. Not knowing the circumstances, I didn’t want to judge Terry too harshly. However, it did appear that he escalated the argument, and the fact that he was evicting someone with little notice as well as the fact that he felt okay about shouting about it in the halls made me uneasy.
On May 5, 1017 I received an email that simply said: “Per your lease on page 10 you agreed to the following: This lease is subject to a 30-day termination notice by Lessor. If you have any questions please feel free to contact me below.” There was a pdf attachment that explained that I was to be evicted due to “new construction”. I asked whether the whole building was being evicted. I was told that 7 units were slated for eviction. No further information. They told me I had to be out by June 30. I scrambled to find a new place to move my business, less than 4 months after I moved in. I found a new place, and asked Terry via email if I could leave at the end of May instead of June, to which he agreed.
There is a freight elevator that I needed access to in order to move. I have an extremely large and heavy piece of equipment, and my unit was on the third floor. Tenants do not have access and must schedule an appointment a week in advance. I scheduled it three weeks out, then emailed again to confirm the week before. Since I was leaving on a Saturday his policy is that he can come either at 8am or after 5pm. I opted for 5pm as the people assisting in moving me could only do then. He said to contact him the day before to remind him (presumably because he doesn’t know how to use a calendar). I tried. No response. Call, email, text. Nothing. The day of, the same thing. I called three times, emailed once, texted four times, including one saying that since I was spending money to rent a UHaul I needed to know whether I’d have access to the elevator before I picked it up. Nothing. Luckily, at around 4pm I learned from another tenant that there is one person in the building with an elevator key. He wasn’t there, but I found his contact information after some sleuthing, and he helped me. It turns out he’s being evicted as well. The next day I email Terry again to tell him I moved out. No response.
Speaking to multiple tenants that day I heard things like “that sounds like Terry” and “this is the third story like this I heard this week”, and “things used to be better here, but once Terry got more involved things started changing…”.
I didn’t hear back from Terry or my contact at the realty agency for a full week. After a few emails, I sent one asking for an update on my security deposit, or at least a response saying there was no update. Just so I knew that Terry hadn’t skipped town or died or something. The first person to reply was the realtor, who apologized for the delay and told me she was texting Terry right then. Still no word form Terry. The next morning, 2:30am, I receive an email notification that my rent was past due from Terry, adding that I owed an extra late fee(!) I email him saying that I wasn’t sure why I received the message and that I was fully moved out and waiting for my security deposit. Well… he decided to reply to that quickly, saying: “That's not true...the move out date was/is June 30.” I forwarded the earlier exchange in which he agreed to release me from the lease a month early, at which point he conceded and told me to be expecting my security deposit soon. It took 55 days to receive!
I have rented many office spaces in Chicago over the years for my Fine Art Business. This building, " Feather Lofts LLC 355 N. Laflin St." was a very frightening rental experience. A crazy man named, " TERRY ZEMAN " and his partner named, " KATE TUMAN " are possibly two of the most disgustingly unprofessional and horrible people I've ever encountered in my life. They held thousands of dollars worth of my possessions at ransom for two weeks locking me out of my studio demanding a ransom. They also lied and claimed my payments were not being received by them, I contacted my banker who said money was being withdrawn from my account and cashed by TERRY ZEMAN all along!! I have e-mails and bank statements as scientific evidence! I collect rare possessions like rare artwork and rare books, I caught ZEMAN showing up to my unit unannounced at random times creeping around! KATE TUMAN is just as insane, I have messages from her telling me she wants more money from me! I had to get the POLICE involved! SCARY experience! RENTERS BEWARE!!! They could be DANGEROUS, BEWARE!
